Two Questions:

The question of real estate market seasonality is a good one and one that we get often at The Thomas Group of Keller Williams Realty Louisville East.  St Matthews Home Sellers want to know:  Should I list my home after school has started during the fall as winter and the holidays approach?  Buyers want to know:  Should I look for a home now or wait until the spring?  Both are good questions, and hopefully this blog post will shed some light on the issue for both sellers and buyers.

St Matthews Home Sellers - What to expect

It's the middle of October, 2012.  With about 10 weeks to go before Christmas, potential St Matthews Home Sellers are considering how seasonality affects their quest to sell their St Matthews home before it gets cold and before their St Matthews home is full of family and gifts and CHAOS.  In order to know if selling your St Matthews home is a good option or not during the fall/winter months, it's helpful to look at past years.  And since the Louisville Real Estate Market is shifting, it's most important to look at last fall/winter.

The Louisville Real Estate Market is improving.  There have been year over year gains in the number of homes sold each month for about a year, and prices have likely reached bottom.  Some areas have not yet recovered, but selling your St Matthews home in the latter part of the year has a greater likelihood of success than other Louisville neighborhoods.  It goes deeper than location, however.  In order to really know your best course of action, it's important to consider the price range of the St Matthews home you are in.

So, as you can see, St Matthews Home Sellers can have success in the fall & winter months selling their homes.  Certainly, St Matthews Home Sellers can expect more buyers in the spring and summer months than in the fall and winter, but for St Matthews Home Sellers who hire an aggressive, knowledgeable, marketing-savvy real estate team that specializes in St Matthews home sales, it's possible to list today, and be under contract before Christmas.
